Pre-listing property preparation · Orange County

We get the house ready. You sell it.

One point of contact for everything a listing needs before it goes live — cleaning, staging, paint, repairs, right through to a full remodel.

Not just a subscription. The Subscription.

The problem

How many different people have to come to that house?

A listing that needs work needs 6 or 7 separate businesses. A painter. A cleaner. A stager. Someone for the carpet, someone for the yard, someone for the handful of small repairs nobody wants to take on.

Every one of them is a call, a quote to chase, a window you have to be there for, and a drive across the county. Six mornings gone before the photographer arrives.

We take all of it. You get one number to call and a written plan before anything starts.

How it works

4 steps, and you are only in 2 of them.

The walkthrough is free, and nothing is ordered or moved until you have the scope and the price in writing.

We walk the property

A free visit, booked around your schedule. We go room by room against a written checklist — every surface, fixture, appliance and access question that affects what the house needs.

You get two plans, not a guess

Essential is what has to be put right for the house to go to market. Enhancing is built after we look at what else is on the market right now, and covers what would make this property stand out against it. Each is a full written scope of work with one price for the whole package. You pick one, or you change it.

Everyone signs, and every payment is itemized

Once a plan is chosen we sign our agreement with the homeowner, then send out a document to sign with each trade on the list — the painter signs with the homeowner, the stager signs with the homeowner, and so on down the list. As the work is paid for, the homeowner sees what went to each business. Everything is transparent.

We run the schedule and hand over the paperwork

We source, find and oversee every business on the job and hold them to the dates, with a photo update before 10 each working day, so you never have to drive over to check. At the end the homeowner gets one folder holding every document, signed agreement and receipt — the paperwork a seller is asked for during the sale.

What we handle

Everything between the listing agreement and the open house.

If it has to happen before the house goes live, it is on our list. If it needs a licensed trade, we find one and oversee the work.

Small repairs, big difference

Handyman · floor gaps closed · shelves refixed · carpet re-stretched and deep cleaned · paint · staging

Nothing structural and nothing dramatic — gaps in the floorboards closed, shelves put back on properly, the carpet re-stretched and deep cleaned, the walls repainted, and then the stager came in. Here is some before and after.

What project work costs

The platform charges 20% of the project value, with an $850 minimum, quoted in writing before you approve. Materials are supplied at competitive pricing. Every trade invoices the homeowner directly, so there is nothing for you to front and nothing to chase.

Questions agents ask

The short answers.

Who pays the vendors?
The homeowner does, directly to each business. Agents are never asked to front a cost or wait on a reimbursement, and every payment is itemized so the homeowner can see what went where.
Am I liable if something goes wrong on site?
Each trade is an independent licensed business engaged directly by the homeowner, which separates you from vendor liability. The platform acts on the homeowner’s behalf to prepare the house for sale. We are not a construction company and we hold no contractor’s license — we source, find and oversee the businesses that do the work.
Do you do the work yourselves?
No. We find the right business for each part of the job, check that insurance and any required license are current, and oversee the schedule from the walkthrough to the day the house goes live.
How fast can you turn a house around?
It depends entirely on what the house needs. You get a written timeline before you approve anything, so you know the date before you commit to it — and we hold the trades to it.
What if the owner is still living there?
That is normal and we plan around it. The walkthrough covers where the owner will be, what furniture is staying, pets, access and working hours, and the schedule is built so the house stays livable.
What does the subscription actually get me?
Up to 8 walkthroughs a year, a single point of contact for every trade, and two written plans on every property you bring us. Project work is quoted separately each time.
Can I use you for a buyer-side client?
We work on properties for sale only. Send it anyway if you have something in mind — we are keeping a list, and it may be something we open up later.
