For homeowners · Orange County
You are selling the house. You should not have to run the work.
We prepare the property for sale on your behalf — cleaning, staging, paint, repairs, right through to a full remodel — and you keep every document, every receipt and a clear record of who was paid what.
What you get
Four things, and the fourth is the one people remember.
Payments you can see
You see what went to the painter, what went to the stager, what the materials cost and what the platform charged. Everything is transparent.
A named business behind every part of the job
Each trade is an independent licensed business, and you sign directly with each one. If something has to be put right, it is clear whose work it was and who is answerable for it.
A schedule built to cost you less
Trades in the wrong order is how a two-week job becomes six. We sequence the work so nobody is undoing somebody else’s, and you get a timeline, daily photos and no one to chase.
One folder at the end
Every signed agreement, invoice, receipt, licence and certificate of insurance, together. This is the paperwork you get asked for during the sale, and having it ready is worth more than it sounds.
What you will be shown
Two plans. One price each.
After the walkthrough you get both, in writing, before anything is ordered or booked. You pick one, change one, or walk away.
Essential
What has to be put right for the house to go to market.
- Full written scope of work
- One price for the whole package
- Each trade and what they are doing
- Nothing cosmetic that the house does not need
Enhancing
What would make the property stand out against what else is on the market.
- Built after we look at the current competition
- Full written scope of work
- One price for the whole package
- Take all of it, part of it, or none
Your privacy
To the trades, you are “John, the homeowner”.
Your full name, telephone number and email address are seen by your manager and our office, and by nobody else. The trades working on the house see a first name.
Your address is separate again. A painter needs it to turn up, so it is released to the businesses assigned to your job, and only from the day they are assigned. Identity and address are two different things and we treat them that way.
Agents and managers on the platform carry full profiles, with names and photographs. Vendors carry their business name, the trades they offer, and their licence, insurance and bond where those apply. You are the one person on the platform without a public profile, deliberately.
Next step
The walkthrough is free.
We come out, go through the house room by room, and send you both plans in writing. There is nothing to sign and no cost whether or not you go ahead.
